Internal strip out, refurbishment and remodelling of part of the old Centrica, North Quay Offices at Heysham Port.

The project comprised of the complete internal reconfiguration and refurbishment in two separate locations on the first floor of the existing offices. This included the removal of existing masonry, walls and installation of stud and glazed partitions, suspended ceilings, floor finishes, decorations, and new electrical services to create new bespoke offices for the new incoming tenants with a more user friendly and efficient working environment. The form of contract issue by Peel Ports was in the form of a Purchase Order for call-off works against the Minor Civil NEC3 Option A, Framework Agreement. Designated welfare and CDM Construction areas vehicle parking was agreed with Peel Ports site management team, along with waste disposal transit routes and storage facility locations to separate construction movements and activities from the Peel Ports staff using the building.

The refurbishment project was overseen by the Construction Director, Project Manager with SMSTS qualification and a full time on site, Manager with SMSTS qualification. CBC engaged the use of our vetted supply chain partners, such as electrical, plumbing, fire alarm specialist, suspended ceilings, partition walling, glass screening, flooring and decoration. All other activities were undertaken by our own directly employed staff for the demolition, structural openings and joinery works.
Weekly on-site production and design meetings were held with the Peel Ports Project Manager to review design and changes to meet the incoming tenants requirements.
Engagement and liaison with building control to ensure all requirements involving approvals and sign off were installed and achieved.
Both hard and electronic copies of Operation and Maintenance manuals were issued during hand over, of which two were immediately handed over to the incoming tenants.
